Damage Policy
Damage, deposits and claims.
This policy explains who is responsible for damage, how security deposits work, and how claims are reviewed and resolved.
How PoolSpaces works
We are a marketplace that facilitates bookings and payments between guests and hosts. We do not own, operate, staff or supervise any pool.
Hosts are independent owners or authorised operators. They are responsible for their premises, equipment, compliance and the condition of the space during a booking.
Guests are responsible for their own group, supervising children, following host rules and using the pool at their own risk.
1. Guest responsibility
Guests are responsible for damage caused by themselves or anyone they invite to the booking. This includes damage to the pool, equipment, fencing, furniture, fixtures, landscaping and personal property of the host.
2. Security deposits
A refundable security deposit may be required at checkout. The deposit is held separately from the booking revenue and is not released to the host unless a valid damage claim is approved. If no claim is made within the review window, the deposit is returned to the guest.
3. Making a damage claim
- Hosts must report damage through the platform within the claim window after the booking ends.
- Claims must include photos, receipts, repair estimates and a clear description of what happened.
- Guests may respond with their own evidence or explanation.
- PoolSpaces reviews the evidence and may request additional information.
4. Disputed claims
If a guest disagrees with a claim, they may dispute it through the Dispute Policy. Payouts may be held until the dispute is resolved.
5. Host insurance
Hosts must maintain their own property, liability and contents insurance where appropriate. PoolSpaces does not provide insurance and is not responsible for damage to a host's property or for a guest's belongings.
6. Normal wear and tear
Minor wear from ordinary use is expected and is not charged to guests. Only damage beyond normal wear and tear, or rule violations that cause damage, may result in charges.
7. Prohibited items and behaviour
Glass near the pool, unauthorised jumping or diving, tampering with equipment, and bringing prohibited items may increase liability for damage. Host rules may define additional prohibited items.
